Utopia Property Management-San Diego

Aaron at Utopia Management is amazing, and I'm writing an enthusiastic review because HE ROCKS! Responsive, professional, and honest -- I can't think of anyone better to trust my property management to.

I would recommend the services of Utopia Management to anyone moving within San Diego, and especially to anyone relocating from out of town or out of state. They will take great care of you!

They came over today , to address an urgent issue. They were very professional and efficient. When it became clear that the issue requires a specialized approach, They explained it to us, in a straight forward manner, what to expect and they got the job done as soon as they could.

If you see the best house in town for rent advertised by Utopia Property Management, run away from that house.

They are the worst company you can be tenant for the following reasons:

1- Their advertising is not what they do: On their advertising, it was saying they have gardener included in the rental fee. But they do not care if you live in the middle of the jungle with outgrown plants and trees. Their gardener if he decided to come was just doing the lawn. We did not have any gardener for 5 months out of 19 months being in that rental house and they did not get any credit back.



2- Their awful lease contract:

They have a lease contract that gives the owner the rights to do whatever he wants; even selling the property in the middle of the contract with no rights for the tenant. Please be careful their lease contract is a trap, we had to move out 5 months earlier than the end of the contract due to owner’s selling the property in the worst season of year, summer time.

We had two year contract and they inspected the property 6 times a year without any reason. The funny thing is that you will receive the “enter to the property notice letter” on the inspection day and our landlord was mean enough to enter the property without knocking on the door and ringing the bell.

3-Repairs:

They do not care about tenant’s maintenance requests at all; either they ignore it or delay doing the repairs. My son has asthma and allergy and it took them 6 months to repair the windows. If you end up paying higher Electricity bills or water bills due to issues in the house, they do not care at all and they do not let you deduct any money from rental payment.

4-Security Deposit Deductions

Do not expect this mean company send your check within legal period of 21 days. We received our check after 25 days. And with all the great customer service!!!!!!!!, they deducted money unreasonably without letting you do the repairs. In our case, we had the walk through inspection with their agent and nothing was mentioned in that session. Even we emailed them if there was something they let us know, we would take care of it ourselves. Surprisingly, we received the check late with unexpected, unreasonable deduction for pre-existing condition. We have kept calling them, but they tell us the account is closed and they can not issue a refund check to us. We will take this case to court for what all they did.

This company does not care about the tenants at all. The funny thing is that they know how their bad customer service is and they get their good reviews by waiving the late fees. For our case, once by mistake we scheduled a rental payment from a wrong checking account number and they charged us a late fee for that. And they made me to write an outstanding good review about their customer service in order to waive the late fee. I assume all their reviews are like that.

Please if you see someone who wants to sign their strange lease contract, have them talk to a lawyer before signing their contract.

We hired Utopia to manage the renting of our home; they did so in a timely manner. It was not until the new tenants called to cancel due to a change in job relocation the morning they were supposed to move in. Of course I was upset, but due to the diligence of my property manager at Utopia, a renter was found before the weekend ended. I have complete confidence that Utopia has an able staff that goes above & beyond to get the job done.

I have been living in my apartment, for the past 8 months. The customer service has been excellent. When I first moved in, the carpet needed to be cleaned and they immediately sent someone out and the job was professionally done. If you're looking for a great place to live, you can't go wrong with Utopia--the name says it all.

Utopia made it an easy transition into my new apt. They send you monthly invoices which make it easy when you're busy and don't want to find an envelope, the address, etc. They send it with plenty of time to let you make a timely payment. I had a couple things that needed work when I first moved in and they took care of it right away. Lorinda helped me out through the approval process and it was easy. I recommend using Utopia and Lorinda for managing property. Thanks Utopia!

I just moved into the condo unit on January 2014 that I am renting from Utopia. I loved how it was easy to apply and Nancy was great to work with through the application process and lease signing. She always followed up with us promptly. Maintenance is good too. We had a couple of things replaced that were not working when we moved (heater went out, dishwasher didn't work). Maintenance came out promptly and had the items replaced. I love living in our new place and great management company helps make our living worry free.

We lived in a property managed by Utopia Management for a year and it was the best rental experience I have ever had. They fixed items in a timely manner and worked with us once when our rent check was lost in the mail. Very reputable company.
