The worst experience I've had with a property manager. They were inconsistent with communication with me as the homeowner. They allowed my house to be ruined and trashed by a tenant and did not enforce the terms of the lease. They did not inform me of the issues with the tenant or the condition of my home. They took advantage of me by doing shoddy work themselves and overcharging me under the impression that qualified vendors were doing the work. They took NO responsibility for any of the damages to my house and shifted the blame for everything. I had to ask repeatedly for weeks/months for receipts and copies of inspection reports before I was given copies of anything. They kept the tenant's deposit for the small amount of work they did while I had to pay thousands for damages out of pocket. I regret ever hiring RPM to handle my rental property.
My husband and I were looking for a rental house in Tucson and were only in town for a week. They hardly ever reply to messages or return phone calls. We scheduled to see a house and the confirmed the appointment that morning. After driving to the house (about a 30 min trip), we got a message stating that since she couldn't reach us by phone immediately before the appointment, she wasn't going to be at the house. I was furious. She was very rude to deal with. Instead of being professional and speaking with us via email or over the phone, she sent me text messages at 11pm one night.
We scheduled another appointment with a different agent. He called later the same day saying he had a meeting and had to reschedule, but would call us later that day with a new time. We never heard from him again.
This business doesn't seem to care about anything. They don't work to find or rent a house. Terrible customer service and overall horrible experience. The other reviews that are positive seem fake to me, because I never found one good thing about this company. They are all rude, inconsiderate, and terrible at their jobs.

I do receive the quarterly reports and it looks like they did do their homework on finding me a reliable tenant.
We have rented a property through this company for just over a year. It is often very difficult to get through the phone system to find the best person to speak to. They transfer you around until you hit a voicemail, and then you never receive a call back.
That is annoying, but now that we have moved out we are having trouble getting our deposit back. We are just beginning the process of following up, but I am very upset that we may have to really fight, or take legal measures, to get the money that belongs to us. We have the receipts proving that our initial deposit was higher than what they claim, and they took off extra money for "cleaning" with no other explanation, when we cleaned the place from top to bottom before we left. We will never consider working with them again.
Chet Judd contacted me regarding the deposit refund issue and was very gracious and helpful in resolving the issue to my satisfaction. That's more than a lot of property management companies would have done and it was much appreciated.
I'm an out of state owner as well so I rely on RPM to collect the rent and look after the place
I have a vacation home that RPM Pinnacle rents out for me primarily during the peak season. They have provided this service0 for several years for me and have done a great job. There is a lot of coordination that is required with a vacation rental and I did not want the hassle but I wanted income. This company takes on all of the hassle that I don't want, but I still get the money out of the property that I need. I am currently looking for another property like the one I have to buy. Once, I find it, RPM will be getting it to manage too.
